Job Title: Property Recruiter (Part Time – 4 days per week) 

Responsible to: Brand Manager 

Objectives: To grow the Kent and Sussex Cottages portfolio by recruiting new properties, providing an excellent level of service to raise the profile of Kent and Sussex Cottages and increase retention of properties 

Location: Canterbury based, with extensive travel across Kent and Sussex, to offices and properties. Possible occasional travel to Group Services in Norfolk and other TOCC offices and training events.


Lead generation 

* Identify ways to raise the profile of Kent and Sussex Cottages and generate new leads from prospective owners 

* Respond in a timely manner to enquiries from property owners 

* Create and manage own plans for increasing leads – such as new developments 

* Build relationships and identify ways of working with local partners – such as estate agents 

* Attend networking events, trade shows and proactively identify ways of working with new businesses 

* Contribute to the communications plan for owner enquirers and write content where required 

* Work with the marketing team to put together ways of reaching new owners 

Property recruitment

* Recruit new properties, administering the set up process and informing colleagues of additions to the brand’s portfolio 

* Raise the standard of properties recruited and to advise owners in order to achieve the best possible booking performance, repeat booking performance and excellent customer feedback 

* Negotiate confidently to achieve a high commission rate for the type and location of the property, and understand the market well enough to know what commission rate is likely to be acceptable to the homeowner 

* Take photography of properties (or arrange a colleague to do so) 

* Work with the Marketing Team to promote properties 

* Ensure that all descriptions and information on properties is accurate, making changes in tabs as required 

* Assess property performance and recommend / implement pricing structure for the next year 

* Liaise with owners to promote Kent and Sussex Cottages and maximise property retention 

* Sell the Managed Services products when possible / appropriate 

* Assist with the contract renewals process 

* Build and maintain excellent relationships with owners to increase property retention and improve owner referral rates 

* Demonstrate a detailed understanding of competitors and their activity – local and national 

Health & Safety 

* Implement the legal obligation to maintain a safe working environment at all times 

* Follow the company’s procedures, as described in the Health & Safety Policy 

* Report anything unsafe to the Health & Safety representative and report accidents, near misses, and so on in the accident book 


* Support other teams, as required – for example, bookings, customers and reservations 

* Show awareness of the needs of fellow team members and show them courtesy 

* Communicate effectively with others in the team 

* Work collaboratively with colleagues in order to meet the objectives of the business 

* Contribute to team meetings and put forward ideas and feedback in order to improve ways of working 


* Ensure Kent and Sussex Cottages is represented in a positive and professional manner to customers, enquirers, homeowners, suppliers and visitors and any other person with whom you may come into contact 

* Ensure the confidentiality of customers, owners and other staff members and abide by the company’s confidentiality policy 

* Undertake general administration as well as accurate maintenance of CO’s filing and database system for both manual and computerised records with regard to customers, enquiries and inspections 

* Work and communicate effectively with other offices of the company and pass on relevant information, where required 

* Attend work with a clean and smart appearance, wearing the appropriate attire 

* Make optimum use of time, to work in an efficient and effective manner and avoid duplication of effort 

* Participate in any training programme as agreed between yourself and the company 

* Follow company procedures as shown in Staff Handbook 

* Last but not least - any reasonable task as required by the company from time to time
