Special Offers: 20% seasonal discount on Birdsong Barn. Book your summer holiday now.
Birdsong Barn is a truly unique property in a magical situation by a wildflower meadow on the edge of a stream. It is situated in the Hamlet of Three Oaks and is set in 350 acres of varied landscape from woodlands to wetlands to wildflower meadows and the whole farm is available for walking, bird watching or just simply reconnecting with nature.
The owner will accompany you on a tour of the 350 acres of this private reserve either by walking or by vehicle where you will see close-up the herd of amazing Konik ponies that are used for conservation grazing. At the right time of year there could be thousands of orchids in flower, you can walk through meadows alive with the sound of grasshoppers and crickets and to date over 35 species of butterfly, 110 species of bird, 22 species of dragonfly and more than 800 species of invertebrates have been recorded.
Whether your interest is birds, butterflies, flowers or just the appreciation of nature, this is the perfect place to relax and enjoy the amazing dawn chorus, performed by the many species of birds that also enjoy spending time here.
The barn dates back to the 18th century and has been restored by local craftsmen to create a beautiful, spacious luxury holiday home. This property comfortably sleeps 4 in two bedrooms situated on the first floor and there is an added bonus of a double sofa bed on the ground floor. Nestling deep in the countryside and surrounded by woodland it is surprisingly only 5 miles from the coast and close to the historic towns of Rye, Battle and Hastings with its colourful and vibrant old town.

We've loved our time here - wish it could have been longer! A great welcome. The wild mushrooms were glorious! Thank you to Phil for the tour around the reserve - it was a privilege to see it with him. I caught the rare moth, such a thrill to see a Clifden, and it's great that I can contribute some moth records to this gorgeous site. We'll be back!Nets & Will - 17th September 2017
Birdsong Barn was a perfect retreat for our family, and a good base to explore the surrounding area (including Hastings and Rye). The host was very accommodating of all our needs, and gave us a tour of the nature reserve in which the barn is set. We were really impressed with the standard of the property, and found all furniture, equipment, fixtures and fittings to be of very high quality. It was a luxurious and comfortable space, and we really enjoyed our time there.Mrs Polly Brown - 13th September 2017
We have had a wonderful relaxing stay at Birdsong Barn. Thank you for the welcome pack, the tour and the amazing champagne! We enjoyed being so close to nature. Thanks for pointing out the rare moth. And we spotted a yellow wagtail outside the barn. A very special place. We'd love to come back. Polly, Nick & Clara - 10th September 2017
Thank you so much, I loved seeing all the animals!Beatrice - 25th August 2017
It is a beautiful house in a truly fantastic location. Mostly received by the owner and even brought some groceries home (cheese, butter, bread, wine, fruit, etc.) really super! A downside, it is stated that there is wifi in the house, however, this is No, more importantly there is no cell phone reception and there is no landline phone. Maybe Belvilla can customize this. - 24th August 2017
Amazing place immersed in nature. Phil was very welcoming and a great host. Will miss this place and have created some wonderful family memories.Adnan & Nazia - 18th August 2017
Owner's personal attention was exceptional . Having rented 25/30 times with Rural Retreats over the decades , the owner gives something extra via his wildlife knowledge and his " estate tour " .Mr Stephen Sheard - 7th August 2017
A truly stunning home-from-home. We enjoyed the idyllic peaceful setting, listening to the green woodpeckers, watching the birds of prey. Thank you for the friendly welcome & the brilliant informative guided walk. So much to see & learn.Sheard Family - 28th July 2017
Thank you Philip, for a memorable stay in your delightful Birdsong Barn and Nature Reserve. We loved the peace and quiet of this beautiful location and all the extra welcoming touches!Angie, Jonathan & Bina - 21st July 2017
Our host was very welcoming and provided an excellent range of food and drink in the welcome pack. He showed us round his nature reserve, identifying the flora and fauna. He checked everything was OK for us later in the week too. There are lots of National Trust and other historical sites to visit within a short drive, and lots of pubs with good food. For nature lovers the site itself is perfect, and there is another public nature reserve nearby at Rye Harbour.Mrs J Scanlon - 29th June 2017
We can only say what a pleasure it was to stay at a holiday house which was much more than it said on the tin.The house was amazing and the owners went much further than they needed,to make our stay a lovely one.
