Description

This delightful Grade II listed cottage was built in about 1450, and though steeped in history has a light, bright feel. This charming property with pretty cottage gardens both to the front and back, has many traditional features and is tastefully furnished and styled with a comfortable but modern aspect. The Robin's Nest is centrally located in the charming village of Sedlescombe which has many properties dating from the15th and 16th centuries and is conveniently close for visiting the coast and the bustling town of Hastings. A short stroll from the cottage is the 15th Century gastro pub The Queens Head (dogs are welcome), and the village also provides a local post office and general stores and an Antique shop. The village is surrounded by beautiful countryside, offering lots of opportunities for great walks, such as the stunning seven mile stretch of golden sands and dunes at Camber or the glorious Fairlight Country Park for woodland walks. Nearby is the ancient town of Rye, famous for its cobbled streets and Antique shops and where you can catch a movie at the Kino cinema. Royal Tunbridge Wells is nearby for excellent shopping opportunities and historic Battle is a great place to visit with its ruined Abbey and battlefields.

Sitting Room and Dining Area is beamed and carpeted with a gas flame effect stove, a leather sofa and armchair, occasional  tables and a 32" Smart TV with built in DVD player
Dining Area has a round pine table and three chairs
Kitchen is at the back of the property overlooking an exquisite cottage garden, built with cream shaker units and wooden work tops and has an integrated washing/dryer machine, fridge, separate freezer, an electric hob and double oven, microwave and 2 stools. It has a stable door leading to the back garden.
Bathroom has sandstone mini tiles, a white bath with shower attachment , heated towel rail, period wash basin and w.c.

First Floor:
Bedroom is carpeted and has a double bed, bedside tables, a dressing table with mirror, built in cupboards with mirrors and hanging space and shelves and a hairdryer
Garden: There is a lovely cottage front garden accessed through a gate from the main street leading up a path to the front door. At the rear of the property there is another lovely cottage garden which has a patio and a table and seating for two
Heating: Gas central heating and a gas flame effect stove.
Parking: Private off road parking is at the back of the property, accessed at the right hand side of the third cottage and in front of the 1st of three garages, the garage may be used for storing your own bicycles.
Pets: One dog only. Dog towels are provided for drying wet and muddy feet. Please ensure pets do not go into bedrooms or on furniture. Never leave pets alone in the property. Please clear all evidence of pets from gardens etc before leaving.
Notes: A welcome pack with locally sourced products is provided.The kitchen has a relatively low ceiling as in keeping with a period property. The property is situated on the main road through the village and as such there may be some traffic noise.
